My view.

The developer. Emaar has never missed a masterplan of this scale. Arabian Ranches, Dubai Hills, Emirates Living. Each was in a corridor people thought was too far when it launched. Each repriced multiple times before handover.

The scarcity. Once The Oasis sells out, it is done. Anyone who wants this address will only get in on the secondary market at a premium.
